Asphalt pavements are made up of stone, aggregate, tar, petroleum binders, and fine stone. New asphalt is jet black, but soon begins to fade due to oxidation. This is the effect of sun, rain and snow oxidizing the asphalt pavement. Given enough time, the pavement becomes brittle and less resistant to loads placed on it.

A good quality sealcoating will protect the asphalt from these damaging factors, while providing curb appeal. Many years of research has proven that proper maintenance, including sealcoating, can double the life of an asphalt driveway.
We use a commercial grade emulsion sealer with a high sand content.

Cracks in pavement may require one of several sealant materials.
Left alone cracks allow moisture to penetrate the asphalt surface. Water expands as it freezes, so moisture in the cracks does the greatest damage in the winter.
Cracks are filled with a rubberized material. This slows deterioration and strengthens the surface despite being visible after the driveway has been sealed.
Crack sealing is not guaranteed. Killing vegetation in cracks prior to our service will improve crack sealing and keep cracks sealed longer.
These spider cracks will not be eliminated. They do not affect the overall structure and condition of the driveway.
Tire marks are common 1-2 weeks after seal coating. They will disappear as the sealer continues to cure.
No, sealer will not harm your lawn. A mowing or two will eliminate the sealer.
You can walk and park your car on the driveway in as little as 24 hours. For best results, we recommend that you wait 48 hours after service is completed.
We can usually schedule you within a week. It depends on the weather and our current workload. Most jobs are scheduled 5-7 days out.
